Where Downsizers Are Moving and Why
Retirees and empty-nesters are shifting from central Paris to outer suburbs served by the Grand Paris Express for lower prices and easier daily access.
How we reported this

Buyers over 60 are leaving apartments in the first eight arrondissements and settling in Boulogne-Billancourt and Montreuil at a rate that has doubled since the start of 2025.
Central Paris prices have held above EUR 10,000 per square metre, pushing those who want to release equity into suburbs where the new metro lines cut travel times to the city core. The Grand Paris Express, with its 68 stations under construction, now reaches these towns directly and has become the decisive factor in where older households choose to relocate.
Two suburbs drawing the clearest flow
In Boulogne-Billancourt, downsizers are buying 80-square-metre flats near the existing metro station at Marcel Sembat and the new Grand Paris line 15 stop at Pont de Sèvres. Montreuil, on the eastern edge, sees similar movement around the Croix de Chavaux station and the future line 11 extension due to open in 2027. Both towns offer ground-floor units with small gardens within a 20-minute ride of central offices and hospitals.
Recent sales records show average prices at EUR 7,200 per square metre in Boulogne-Billancourt and EUR 6,800 in Montreuil, compared with EUR 11,400 inside the Périphérique. Notaires de Paris data for the first quarter of 2026 recorded 340 transactions by buyers aged 60 and over in these two communes, up from 170 in the same period two years earlier.
Next steps for buyers
Those considering the move should check the latest Grand Paris Express delivery timetable on the Société du Grand Paris website and review service charges at individual buildings before signing. Early viewings in July are already booked weeks ahead as the summer lull ends.
