Paris residential prices reached an average of 10,200 euros per square metre in the second quarter of 2026, matching the peak recorded during the 2021 boom cycle.
The comparison matters now because interest rates have stabilised after earlier increases while international buyers have returned to the market at a steadier pace than in 2021, when pandemic savings fuelled quicker deals.
Properties along Rue de Rivoli in the 1st arrondissement and near Place des Vosges in the 4th continue to command premiums above 14,000 euros per square metre, with several apartments changing hands above asking price in the past three months. The Grand Paris Express extension works around Saint-Denis have also lifted values in the 93 department by roughly 8 per cent since the start of 2025.
Central districts versus outer growth
Arrondissements 1 to 8 still account for the majority of sales above 12,000 euros per square metre, while the 9th to 11th arrondissements have seen the fastest year-on-year gains among inner districts. Data from the Paris Notaries Chamber show 4,850 transactions completed in the capital between January and May 2026, down from 5,620 in the same period of 2021.
Price growth since the 2021 peak stands at 7 per cent in the 7th arrondissement but reaches 14 per cent in the 19th around Parc de la Villette, where new metro stations opened last year. Average days on market have lengthened to 62 from 41 in 2021, indicating more measured buyer behaviour.
Outlook for the second half
Agents at the Chambre des Notaires expect listings to increase after the summer holidays as owners who bought in 2021 test current demand. Prospective purchasers are advised to review recent sales registers for specific buildings on the notaries’ public database before making offers, particularly in streets such as Rue Oberkampf and Boulevard de la Villette where price spreads remain wide.
