Successful bidders review at least six recent sales within a 300-metre radius of the target lot. On 12 June a 68-square-metre flat on Rue Oberkampf changed hands at 9,850 euros per square metre after three rounds of bidding. Agents at the Etude Tixier notary office advised clients to cross-check those figures against the latest monthly index published by the notaires.
Financing must be secured at least 10 days before the auction date. Several banks on Boulevard Haussmann now issue conditional letters valid for 45 days, giving buyers the flexibility to adjust offers on lots in the 9th and 10th arrondissements where prices have risen 4 percent since January.
Setting the ceiling and knowing when to stop
Buyers who set a hard ceiling 8 percent above the estimated value avoid emotional overruns. In practice this means entering the room with a written maximum that factors in 2 percent notary fees and any renovation grants available through the city’s energy retrofit program for buildings constructed before 1948.
The next round of auctions opens on 22 July at the Palais de Justice. Those who arrive with verified financing, street-level comparables and a fixed ceiling stand the best chance of securing a lot before summer demand from international buyers returns in September.
