Suburbs Where First Home Buyers Are Winning at Auction

First-time buyers secured 38 properties at public auctions in the eastern suburbs during the second quarter of 2026, outbidding investors in communes where average prices sit between 4,800 and 5,900 euros per square metre.

The shift comes as the Grand Paris Express continues to open new stations, cutting travel times to central Paris and drawing households priced out of arrondissements 1 through 8. The zero-interest loan program, known as prêt à taux zéro, has been extended through 2027 with higher income ceilings for households buying in designated outer zones, giving first-time purchasers extra leverage at the auction block.

In Montreuil, buyers closed on three apartments along rue de la Croix and two houses near the future Montreuil Hoche station on line 11. Further east in Noisy-le-Grand, first-time purchasers won four lots near the RER A station and the Noisy-Champs interchange, where prices remain 40 percent below the Paris average of 10,000 euros per square metre.

Grant rules and local auction calendars

The regional housing authority publishes monthly auction schedules for Seine-Saint-Denis and Val-de-Marne. Eligible buyers must submit proof of prêt à taux zéro pre-approval at least ten days before the sale. In practice this has meant fewer investor bids on lots under 70 square metres, because the grant cannot be combined with certain buy-to-let schemes.

Prices recorded at the June 2026 sales in Aulnay-sous-Bois averaged 4,650 euros per square metre for two-bedroom units, according to the notarial database released last week. That figure is 12 percent higher than the same period in 2025 but still leaves room for the 15,000-euro renovation grant available through the local energy-efficiency program.
